The purchase price covers the apartment itself and all standard fixtures and fittings as described in the specification document. Buyers should budget separately for stamp duty, legal fees and any optional upgrades such as bespoke joinery or appliance packages. For rental tenants, the monthly rent includes building insurance, communal area maintenance and access to shared amenities. Utility bills (electricity, water, broadband) are the responsibility of the tenant. Our sales team provides a comprehensive cost breakdown during the initial consultation so there are no surprises.
Absolutely. Buyers who reserve early in the construction phase can choose from a curated palette of flooring, kitchen worktop materials, bathroom tile designs and paint colours. The Penthouse collection offers an even broader range of customisation, including bespoke cabinetry and lighting schemes. Our interior design consultant will guide you through the options at no additional charge. Rental tenants receive the standard specification, which is already finished to an exceptionally high standard.
Our standard tenancy agreement runs for twelve months, with the option to renew on a rolling monthly basis after the initial term. We also offer six-month leases for the Studio collection, subject to availability. A security deposit equivalent to five weeks of rent is required at the start of the tenancy and is held in a government-approved deposit protection scheme. Early termination is possible with sixty days written notice after the minimum term has elapsed.
We work with several independent mortgage advisers who specialise in new-build properties and can offer tailored guidance. While government help-to-buy schemes vary by region and may change over time, our sales team stays up to date on current incentives and will let you know which programmes you may be eligible for. We also offer a flexible reservation process that allows time for mortgage approval before exchange of contracts.
Yes, we are a pet-friendly development. Owners may keep pets without restriction. Tenants are welcome to keep well-behaved pets with prior written approval from our management team. We ask all residents to be considerate of neighbours and to use the designated pet relief area in the courtyard garden. An additional refundable pet deposit may apply for rental tenancies.
